1. Overview

Plumber Pro AI (trading name of Zia & Zuko Ltd, SC881108) offers two types of product:

• SaaS subscription tools - self-serve software products (currently Planning Leads, a weekly digest of approved planning-application leads in your area). You set your preferences and receive the output by email. Planning Leads offers an optional paid Auto-Post add-on, under which we print and post outreach letters on your behalf. Further tools may be added in future.
• Plumber website build service - a done-for-you website design and build service. Three options: one-off handover build (we build, we hand over source code and login details, your responsibility from that point), managed site (we host, maintain, and make edits on your behalf for a monthly retainer), and managed with triage (managed site plus an after-hours AI enquiry handling system built on n8n, operated by us).

These terms apply to all products and services. Where a term applies only to a specific product type, it is labelled accordingly.

2. SaaS subscriptions

Billing

SaaS subscriptions are charged monthly in advance. Your first charge is taken when you subscribe (after any free trial period). Subsequent charges are taken automatically on the same date each month. All prices are shown inclusive of any applicable charges - no VAT is currently added (Zia & Zuko Ltd is not VAT-registered at the time of writing).

Free trials

Where a free trial is offered, no charge is taken until the trial period ends. You may cancel during the trial at no cost. If you do not cancel before the trial ends, your subscription starts and your card is charged automatically.

Planning Leads pricing

Planning Leads is £29/month at current pricing, with a 14-day free trial on your first subscription. The first 50 subscribers ("founding members") pay £19/month, locked at that rate for as long as their subscription remains continuously active. If you also hold a plumber website managed retainer with us, you may add Planning Leads to that retainer at a discounted rate (£19/month at current pricing) in place of the standalone subscription, billed as part of your retainer.

Auto-Post add-on (Planning Leads)

Auto-Post is an optional paid add-on to a Planning Leads subscription. Where you enable it, we print and post outreach letters on your behalf at £2.75 per letter, up to a maximum of 10 letters per week; any leads beyond that maximum remain in your digest for you to action yourself. Auto-Post charges are in addition to your monthly subscription and are billed based on the number of letters actually sent. You may turn Auto-Post off at any time. Letters are posted via Royal Mail. We do not guarantee delivery times, that any letter will be read, or that any recipient will respond or become a customer.

Cancellation

You may cancel your SaaS subscription at any time from your account page, with no notice required and no cancellation fee. On cancellation, your access continues until the end of the current paid period. You are not charged for the following month. No pro-rata refund is given for the remainder of the current paid period, except where stated in the Refund Policy.

Payment processing

Plumber Pro AI does not see, store or process your card details. Payments are handled by Stripe, our PCI-compliant payment processor. Stripe holds your card details on their own systems. By entering your card details you authorise Plumber Pro AI to take the agreed subscription charge through Stripe on the schedule above, until you cancel.

Price changes

We may change subscription prices for new customers at any time. For existing subscribers, any price increase requires at least 30 days written notice. You may cancel without penalty before the new price takes effect.

VAT

Zia & Zuko Ltd is not currently VAT-registered. The prices shown are the all-in prices you pay. If we register for VAT in future, existing subscribers will receive at least 30 days written notice before any VAT-related change to their invoice.

3. Website build service

One-off handover build

The one-off build fee (£595 at current pricing) is charged on acceptance of the project. The build typically takes 5-10 business days from the kick-off call. One round of revisions is included. On completion you receive the full source code, your Netlify account login, and any other access details needed to manage the site. From that point the site is entirely your responsibility - hosting, domain renewal, content updates, and any future development. We do not provide ongoing support for handover builds unless separately agreed in writing.

Additional pages beyond the standard 5-page build are quoted individually before work begins. Additional revision rounds beyond the one included are charged at £75/hour, quoted in writing before work begins.

Managed site retainer

Managed site and managed-with-triage plans include a one-time build fee plus a monthly retainer (£49/mo at current pricing). The build fee is charged on acceptance. The first month's retainer is charged on the day your site goes live - typically Day 5-10 from kick-off. Subsequent monthly charges are taken automatically on the same date each month.

The retainer covers: hosting, SSL certificate, security, backups, and unlimited minor content edits (new service area, price change, updated copy, new service listed). For managed-with-triage plans the retainer also covers operation and monitoring of the after-hours triage workflow. Work that goes beyond standard minor edits (new pages, structural redesign, new features) is quoted in writing at £75/hour before any work begins.

You may cancel the managed retainer at any time with no notice required. The site remains live through the end of the current paid month. On cancellation of a managed plan we export your site files and hand them over to you so you can host the site elsewhere if you wish. No pro-rata refund is given for the unused portion of the current month.

Ownership - website builds

For one-off handover builds: you own the site and all its code from the moment it is handed over.

For managed builds: you own all content, copy, and images used on the site. The underlying code (Next.js build, configuration, and any custom components we write) remains the property of Zia & Zuko Ltd during the retainer period. On cancellation we hand over the site files so you can continue to use the site, but the code is provided as-is with no support commitment.

For managed-with-triage plans: the after-hours triage workflow (n8n nodes, routing logic, AI prompt configuration) is owned by Zia & Zuko Ltd and is not transferred on cancellation. The workflow is switched off when the retainer ends.

4. Your responsibilities

• Providing accurate information during sign-up and onboarding
• For website builds: providing your content (logo, images, copy) promptly at kick-off. Delays caused by late content delivery extend the build timeline accordingly
• For managed plans: notifying us promptly if you change your business name, service area, or contact details
• Complying with the terms of any third-party services connected to your site or workflow
• Ensuring your domain renewal is kept up to date (for handover builds where you own the domain)

5. Limitations

We do not guarantee specific lead volumes, job counts, search ranking positions, or revenue outcomes. Results from Planning Leads depend on your local market, your follow-up approach, and the volume of planning applications in your area. Website search rankings depend on factors outside our control including competitor activity, Google algorithm changes, and the age and authority of your domain.

Our liability to you is limited to the fees you have paid us in the 12 months prior to any claim. We are not liable for indirect or consequential losses.

6. Support

Support is provided by email at alex@plumberproai.co.uk during UK business hours (Mon-Fri, 9am-5pm). SaaS product issues: we aim to respond within 1 business day for account-level problems. Website build and managed plan queries: same-business-day for urgent issues (site down), up to 3 business days for non-urgent requests.

7. Governing law

These terms are governed by the laws of Scotland. Any disputes are subject to the exclusive jurisdiction of the Scottish courts.
